ARCHES DU CARREAU – A wood-based regeneration project in the heart of Neuilly-sur-Seine
Reinventing an iconic city landmark
Right in the heart of Neuilly-sur-Seine, Les Arches du Carreau are bringing a new dimension to the Carreau de Neuilly, a popular destination that already hosts the market, shops and commercial premises. Led by Gecina and carried out by Bouygues Bâtiment Ile-de-France – Rénovation Privée, the project involves refurbishing and extending the existing building to create a complex of 36,000 m² combining offices, shops and a new 1,300 m² food market.
The 10-storey development also includes spacious office floors of up to 3,600 m², over 4,300 m² of landscaped outdoor spaces and a 1,500 m² rooftop terrace, designed as an extension of the workspaces.
CLT: building without demolition
Designed by Brenac & Gonzalez & Associés, the project prioritises reuse and transformation over demolition. A new wing complements the existing building, whilst part of it is raised using solid timber, as the architect explains:
“The floor areas created as part of the extensions will all be constructed using timber structures.”
The choice of Sylva™ CLT fully meets this ambition. By limiting the loads placed on the existing structures, timber enables the creation of new floor space whilst reducing the project’s carbon footprint. This approach is part of a vision based on simplicity, elegance and sustainability, and a clear prioritisation of uses.
Aesthetic qualities and protection against damp
Stora Enso is supplying 510 m³ of Sylva™ CLT flooring for this project, in Visible (VI) and Non-Visible (NVI) grades, manufactured at the Ybbs site in Austria.
The flooring is being used for all the extensions and the elevation:
1. in Non-Visible grade for the enclosed sections;
2. in Visible grade for the ceilings of the extension, where the timber will remain exposed and play a key role in the architectural identity of the spaces.
All components are delivered prefabricated and feature a factory-applied water-repellent treatment. This protection facilitates moisture management during transport and on-site construction whilst preserving the quality of surfaces intended to remain visible.
A forward-looking construction project
Currently under construction, the project is due for completion in 2027. It is aiming for several major environmental certifications, including BBCA Rénovation, BREEAM Excellent, HQE Excellent and WiredScore Silver, as well as BiodiverCity and Osmoz.
With Les Arches du Carreau, this regeneration project demonstrates that it is possible to increase the usable floor area of an existing building whilst reducing its environmental impact. Thanks to Stora Enso’s solid timber solutions, this project combines structural performance, architectural quality and the sustainable enhancement of the urban heritage.
