In the Bavarian town of Veitshöchheim, a new benchmark in timber construction is rapidly taking shape. In just three weeks, our partners, HOLZ KOGLER GmbH & Co. KG and project partners, realised the superstructure of “House 6” – a four-storey childcare facility that exemplifies the potential of the Sylva™ kit of prefabricated mass timber by Stora Enso.
The building, which is up to four storeys high on the slope at the bottom with a gross floor area of 3,332 square metres and an enclosed space of 11,773 cubic metres, extends over a length of 55 metres from the north-east edge of the primary school building down on the existing car park to Günterslebener Straße and is 15 metres wide at the top and 19 metres wide at the bottom of the road through a conical corridor (tapered passageway) between two anchoring structures. A prefabricated feat
The project’s centrepiece is its rapid assembly: 900 cubic meters of cross-laminated timber (CLT), delivered in just 19 truckloads from Stora Enso’s Ybbs Mill—the world’s largest CLT production facility, were installed by a team of only eight specialists from Weckbart GmbH.
The entire timber structure, including the flat roof, was completed in under a month, demonstrating the efficiency of prefabrication and the precision of the coated Sylva CLT kit of parts by Stora Enso used throughout.
Sylva kit proves its worth on-site
The use of Stora Enso’s coated Sylva kit significantly streamlined the construction process. Fully automated robots protected the surfaces with UV Hydrophobic Coating eliminating the need for on-site treatment, minimising weather-related delays and enabling immediate installation– a critical advantage in a project with tight timelines and complex logistics.
Sustainable by design
Beyond speed, the project delivers on sustainability. The timber structure is calculated to sequester 685 tonnes of CO₂, earning €200,000 in subsidies from Bavaria’s timber construction funding programme. Source. Wood origins
The Sylva™ CLT elements were made with wood sourced from PEFC-certified forests, ensuring that the timber used comes from sustainably managed forests. PEFC is one of the most trusted and widely recognised certifications for sustainable forest management.
Architectural clarity and natural ventilation
Architect Andreas Schlichting of GKT Architekten praises the building’s functional elegance. Interiors are defined by open group rooms, a two-storey gallery-style waiting area, and exposed timber ceilings that celebrate the material’s natural warmth. Ventilation is achieved passively through convection, eliminating the need for energy-intensive systems.

Lessons for developers and contractors
For mass timber developers and contractors, Veitshöchheim’s “House 6” offers a compelling case study. It demonstrates how prefabricated, coated timber systems Sylva, can compress construction schedules, reduce labour demands, and deliver high-performance, low-carbon buildings.
With completion expected by the end of 2026, the project is already a milestone in the region’s – and a living model for what is possible with sustainable educational infrastructure across Europe today.
For the new building, the municipality will receive 5.5 million euros from the Financial Equalisation Act and €1.2 million from the "All-Day Expansion" program. The municipality has to raise €7.6 million from its own funds, of which 4 million euros are financed by a loan
