In this multi-residential apartment block, Tijko wooden modular bathrooms with Sylva™ CLT walls and floors were integrated.
In this cooperative housing project in Mannheim, Germany, wood is used not only for the façade – this development also sets new standards for sustainable and efficient building inside as well. A highlight of the project are 27 fully equipped bathroom modules, developed and delivered as “bathrooms out of the box” by our partner Tjiko. This makes the project a pioneer in modular construction for urban residential buildings.
The goal of the housing project in Mannheim is to combine modern, sustainable living with maximum construction quality and efficiency. Integrating the Tjiko modular bathrooms across four floors represents an innovative approach: bathrooms as completely prefabricated units that only need to be lifted into place and connected on site. This accelerates the construction process and minimizes disruption on the building site.
Cross-laminated timber (CLT) by Stora Enso was used for the modular bathrooms, standing out for its high dimensional stability, load-bearing capacity, and sustainability. Sylva™ CLT Floors and Roofs by Stora Enso, were used to produce precisely prefabricated modular units at the Tjiko factory – including all installations, tiling, sanitary fittings, electrics, and surfaces. The CLT forms the robust and sustainable core structure of the bathrooms.
The bathroom modules were prefabricated under controlled conditions, ensuring accuracy and high quality while significantly reducing construction time on site. With just-in-time delivery, the finished modules were delivered to the construction site as scheduled and installed with a crane. Thanks to factory prefabrication and a well-thought-out logistics concept, there was virtually no dirt, noise, or delay onsite.
The use of CLT actively contributes to reducing the building’s carbon footprints wood stores CO₂ permanently and replaces emission-intensive materials such as reinforced concrete. Factory prefabrication ensures minimal material waste and efficient use of resources and the modular construction method also supports the circular economy as the bathroom modules can be dismantled and reused at the end of the building’s lifecycle.
Tjiko GmbH specializes in prefabricated modular bathrooms made of wood and develops customized solutions for residential buildings, hotels, and care facilities. Thanks to digital planning, a high degree of prefabrication, and sustainable materials, their tailor-made bathrooms are produced in the shortest possible time while ensuring high quality.
